Most people think keeping their house as a rental is “passive income” — but nobody warns them about the tax bomb 💣
Here’s the deal: your primary residence comes with one of the best tax breaks in the code — up to $250K (single) or $500K (married) in capital gains you never have to pay taxes on. That’s a HUGE advantage.
But the second you turn that house into a rental property, the clock starts ticking against you. All that depreciation you’re claiming? The IRS wants it back when you sell. Plus you’re paying capital gains on the profit. What could’ve been a tax-free $300K gain suddenly costs you $50k+ in taxes.
I’m all for building wealth through real estate — but strategy matters. Sometimes the smartest move is to sell your primary residence, take the tax-free gain, and buy a dedicated investment property if that’s the direction you’re going. Other times, the rental income justifies the tax hit. It depends on YOUR situation.
